The Konepaja Train Factory project – a project under development by Sawyer Group and partners in the center of Helsinki.

The Konepaja Train Factory, known in Finnish as Pasilan Konepaja, is a complex of three industrial buildings, two of which are listed historical buildings, located in the central part of Helsinki.
As an industrial estate, Train Factory is a uniquely beautiful expression of its era and a Helsinki landmark — one of the most famous industrial buildings in Finland.

The Factory consists of three buildings:

The Assembly Hall (13,154m2) ;

– The Paint Shop (6,208m2); and

– The Electric Train Hall (6,892m2).

The aim of the project is to redevelop the Assembly Hall and the Paint Shop into a forward-looking creative retail and office/craftsmanship/light industrial center, street food market, and events platform with a mix of uses which reinforce each other to make the factory into an intense center of creative and community life with footfall of several million annually. The Train Factory will become a place that brings people together in an atmosphere of creativity and fun. A place that combines workspaces with sports, theatre, music, unique events, inspiring food and drink, a place that is bubbling with ideas and life in the day and at night.
The long-term plan includes a new high-class hotel and a modern office tower, both of which will complement the historic buildings and are much sought after by forward-thinking operators.asable area of the buildings will be increased using new created mezzanine space.

The reconstruction process is in progress. The project has already welcomed such prestigious tenants as Lidl supermarket, the Finnish National Theatre, Super Golf and a number of others.
The project is located on the territory of the historic port of Kotka, situated on the north-east of the Scandinavian Peninsula 130 km from Helsinki.

The concept involves integration of the old port into the city central areas and establishment of a lively modern environment, complementing the existing infrastructure. The anchor of the project is a designer outlet centre, with the total area of 47,500 sq.m. including 19,450 sq.m in Phase 1. It will include over 200 shops by leading European brands.The architecture is developed on the narrative of a traditional Finnish fishing village with focus on wood and stone.The mall will be entirely enclosed allowing for a comfortable shopping experience throughout the year.
The project will also include two modern 3* and 4* hotels with conference facilities and spa complex, cinema, promenade with restaurants and bars, residential complex with its own infrastructure, big box retail and 130-berth marina.

Sawyer Group acted as project manager and was responsible for the creation of the project concept, interrelation with the city administration, territory master plan development, management of the outlet center design work and getting the approval for the construction of the outlet center.
Fashion House Moscow Outlet Centre

More than 200 shops as well as restaurants and cafes are in operation.
The car park can accommodate up to 2,000 vehicles.
The project operator is the international company Fashion House Group.

The shopping centre is a joint project of Sawyer Group, which initiated the project and acted as the local developer, and Fashion House Development company, which successfully manages all Fashion House properties in the countries of Eastern Europe.
All Fashion House projects in Europe are distinguished by unusual architecture and its thematic content. An international team of architects worked on the idea of the first outlet centre in Russia. The design concept of the outlet centre near Moscow is based on the best traditions of world architecture. The facade of the building reminds Moscow Central Department Store and other historical sights of the capital. The interiors of the galleries reproduce recognizable details of the streets of the most famous European cities – London, Paris, Milan. The project is implemented in stages.

 The First Phase of the outlet mall was successfully commissioned on May 30, 2013. The  second phase of 5,000 m2 followed four years later.
In the process of construction complex technical problems were solved, namely the entrance/exit to the territory of the centre from the federal highway M10 Moscow – St. Petersburg was approved and implemented, technical issues related to the proximity to Sheremetyevo airport were coordinated and resolved.
